SP Module Three - Assessing electrical systems in residential properties This module looks at the electrical systems in residential properties. Although surveyors are familiar with electrical systems, recent regulatory developments (Part P and competency requirements for electricians, etc.) are beginning to bite. When homeowners want to add new power points or refit the kitchen, the electrician has to look at the wiring system as a whole. This scrutiny can result in upgrading work before the alterations can go ahead. Although these may be relatively minor, the disturbance to decorations and floor coverings can be upsetting for the owner. If they are new to property, many will reach for their surveyor's report to see they were properly warned! It is a good time to review the general regulations and requirements to make sure we are up-to-date and can spot and report on those issues that we should.
